| heal.abstract | Η αγορά ακινήτων, το γνωστό real estate, υπήρξε στο παρελθόν μια σημαντική δύναμη της οικονομίας ειδικά πριν από την οικονομική κρίση στην Ελλάδα και κυρίως μέσω του κατασκευαστικού κλάδου και της μεγάλης ανοικοδόμησης μετά την ένταξη της χώρας στην ΕΕ. Οι αλλαγές στην αγορά ακινήτων σε όλη την Ελλάδα έχουν επηρεαστεί σε μεγάλο βαθμό από τη διεθνή και εγχώρια οικονομική κρίση, τη νομισματική πολιτική, τη φορολογία της βαριάς βιομηχανίας, το κλείσιμο πολλών εταιρειών και την αυξανόμενη ανεργία. Σκοπός της παρούσας εργασίας είναι η διερεύνηση της κατάστασης του real estate στην περιοχή της Ηπείρου, μέσα από πρωτογενή έρευνα. Συγκεκριμένα, συμμετείχαν 108 ιδιοκτήτες ή εργαζόμενοι του κλάδου των ακινήτων, οι οποίοι εξέφρασαν, μέσα από ένα δομημένο ερωτηματολόγιο, τις απόψεις τους για την κατάσταση του real estate στην Ήπειρο σήμερα, και για την επίδραση παραγόντων όπως η κρίση και το Airbnb. Από τα αποτελέσματα φάνηκε πως η οικονομική κρίση σε συνδυασμό με το φορολογικό και γραφειοκρατικό σύστημα της χώρας έχει προκαλέσει μια μείωση στον κλάδο, ο οποίος σιγά σιγά τα τελευταία χρόνια αρχίζει να ανακάμπτει, ενώ το Airbnb επιδρά στην αύξηση των τιμών πώλησης και ενοικίασης σε δυάρια και τριάρια. | el |
| heal.abstract | The real estate market, the well-known real estate, has been a significant force in the economy in the past, especially before the economic crisis in Greece, and mainly through the construction industry and the great reconstruction after the country's accession to the EU. Greece have been greatly affected by the international and domestic economic crisis, monetary policy, heavy industry taxation, the closure of many companies and rising unemployment. The purpose of this paper is to investigate the situation of real estate in the region of Epirus, through primary research. Specifically, 108 owners or employees of the real estate sector participated, who expressed, through a structured questionnaire, their views on the situation of real estate in Epirus today, and the impact of factors such as the crisis and Airbnb. The results showed that the financial crisis in combination with the tax and bureaucratic system of the country has caused a decrease in the industry, which is slowly beginning to recover in recent years, while Airbnb affects the increase in sales and rental prices in apartments and threes. | en |
